Property Manager I

National Church Residences serves more than 46,000 seniors through our array of housing and health care services. With more than 360 communities across the U.S., we are the nation's largest nonprofit provider of affordable senior housing and the largest manager of service coordinators. We also offer residential senior communities, home and community-based services, as well as permanent supportive housing for the formerly homeless and disabled.

ESSENTIAL FUNCTIONS

As a Property Manager I you will:

  • Assume responsibility for preparation of budgets and financial management of property(ies).
  • Prepare and documents annual operating/capital improvement budgets requiring some review and revision from supervisor.
  • Analyze financial statement activities for assigned properties and acts to maintain operational performance within budget.
  • Assume responsibility for weekly, monthly and quarterly financial reports for assigned properties.
  • Assume responsibility for ensuring property operates within HUD and LIHTC rules.
  • Comply with company policies and procedures, fair housing laws, state landlord and tenant laws and Low Income Housing Tax Credit (LIHTC) section 42 rules. Operates within HUD guidelines and communicates directly with regulatory agencies.
  • Assume responsibility for maintaining occupancy levels and good owner and resident relations.
  • Perform or oversees marketing and leasing functions to maintain budgeted or greater occupancy for the property.
  • Implement effective resident retention programs, such as move-in and service follow up. Maintains good resident relations.
  • Develop and maintains good relationships with owners, partners and Boards.
  • Assume responsibility for management of employees and property(ies).

Education: A bachelor's degree in social work or a related field is preferred.

Experience: Two or more years of experience in a social service delivery with elderly and/or family population. Demonstrated working knowledge of supportive services and other resources in the area served by the project. Demonstrated ability to advocate, organize, problem-solve, and provide results for the residents served.
