Development/Project Manager

Pacific Partners Residential is currently searching for a Development/Project Manager based in our Boise (Eagle), Idaho corporate headquarters office. The position is responsible for managing all phases and aspects of the development of multi-family rental communities. This includes market analyses, financial analyses, site selection assessments and proforma analyses, land acquisition, due diligence, planning, approvals (internal and external), consultant management of the entitlement and permitting process, construction/lease up, and ongoing project evaluation analyses.

Principal Duties and Responsibilities

  • Create and manage development proformas
  • Manage acquisition due diligence process
  • Obtain consultant proposals and oversee all site related consultants
  • Manage entitlement process from initial concept to building permit approval
  • Hold and coordinate regular design meetings with consultants, moving plans from Concept to Construction Documents
  • Identify utility locations and obtain "will serve letters" as required.
  • Coordinate all city submittals for project approval
  • Attend all city staff and city council hearings, and neighborhood meetings
  • Manage the development consultants to ensure project deliverables are on schedule and budget
  • Confirm conditions of approval are accurately reflected in the budget and acceptable to our development program
  • Ensure the project design and specifications are programmed, priced and decided upon in a timely manner
  • Monitor development schedule
  • Create and distribute internal development reports, noting completed activities, anticipated activities, problems/issues needing attention
  • Organize and conduct project meetings with ownership and project team
  • Work with General Contractor and Accounting team to manage budget and schedule
  • Regular in-town travel to meetings and site visits and occasional out-of-town and overnight travel required
  • Ability to work a schedule that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely

Experience and Education


  • Bachelor's or Associate's Degree in related discipline preferred
  • Intermediate Excel, Word and Project proficiency required
