The Loan Asset Management (LAM) team is a business unit within the Asset & Wealth Management division. LAM is a multi-faceted diligence and asset management platform specializing in the management of loans within Goldman Sachs' sponsored real estate credit funds. Candidate's role will have key responsibilities in managing /overseeing commercial real estate loans and a team within these vehicles:



  • Oversee and/or directly manage a diverse portfolio of commercial real estate loans within Goldman Sachs' sponsored real estate credit funds.
  • Lead a team of loan asset managers and work collaboratively to achieve department and firm objectives
  • Effectively communicate with property managers, third party vendors, borrowers, law firms, and fund Limited Partners on an ongoing basis
  • Monitor business plan performance and make strategic recommendations to valuation, loan performance, and loan modifications to senior management, as appropriate


Responsibilities:



  • Develop and maintain market relationships with appropriate borrowers, brokers, lenders, vendors and other industry participants
  • Prepare and present quarterly business plan updates, market updates and factors affecting collateral value and stabilization timeline to senior management and internal clients for review and approval
  • Experience in ARGUS and Excel cash flow modeling/forecasting in conjunction with the use of market sale and rent comps to determine real estate values across a variety of property types: multifamily, hospitality, retail, industrial, office, self-storage, student housing, senior living, for-sale residential, etc.
  • Prepare and present transaction memos summarizing due diligence and credit analysis for obtaining internal approvals through life cycle of loan
  • Prepare and update monthly reporting packages for management and clients
  • Assist in communication of loan performance to Limited Partners within respective funds
  • Work closely with the liabilities management team to ensure compliance within fund level financing facilities


Underwriting Oversight:



  • Analyze and present opportunities and risks inherent to specific sectors and markets
  • Perform valuation analyses and due diligence related activities
  • Track and forecast operating cash flows from real estate assets using a combination of market data, property specific operating norms, actual performance data and GS specific standards required to evaluate, pursue, and close debt investment opportunities.
  • Coordination of internal and external resources to analyze investments opportunities.


Basic Qualifications:



  • Minimum 15 years of experience in originating/underwriting CRE loans and/or managing performing/distressed assets
  • Strong academic background and leadership skills
  • Experience valuing multiple commercial real estate product types
  • Proficiency in Excel, PowerPoint and Word



Salary Range

The expected base salary for this New York, New York, United States-based position is $150000-$300000. In addition, you may be eligible for a discretionary bonus if you are an active employee as of fiscal year-end.
