Overview

Gilbane Development Company (GDC) is looking for an eager candidate to become a part of our Public-Private Partnerships (P3) development team. Working closely with the P3 finance team leads, this individual will get exposure to all elements of the project lifecycle within GDC's growing P3 platform with the potential to quickly take on additional responsibilities after demonstrating competency in core job functions. The Analyst will be primarily be tasked with conducting due diligence related to new opportunities (research on public counterparties, sites for development, market conditions & economic trends); generating and maintaining project finance models for new projects from procurement through financial close; collaborating with GDC's Marketing & Proposals Team to provide content for GDC responses to procurements released by state and municipal governmental agencies, secondary and higher education institutions, and other quasi- government entities; liaising across GDC's accounting, finance and asset management functions to ensure proper flow of information and data to meet internal and external reporting needs.



Responsibilities

    Conduct project finance modeling and valuation analysis to help development leads evaluate risk and project feasibility.
  • Assist GDC P3 Team's Associate, Development Directors and VPs in generating financial & commercial related content for development proposals and presentations.
  • Monitor and assess the performance of completed and in-development projects against benchmarks, hurdles, and original underwriting projections.
  • Perform due diligence for new and existing development opportunities, including research related to entitlements/zoning, real estate market conditions, public counterparties, potential teaming partners, competition, etc.
  • Help maintain the P3 development team's project database, document inventory and reporting systems.
  • Stay abreast of industry trends and contribute to ad-hoc projects and initiatives as needed.


Qualifications

  • Bachelor's degree required; economics, finance, real estate, accounting majors desirable.
  • 0-2 years' experience in a similar position or evidenced interest in real estate, public finance, and social infrastructure.
  • Proficient in Microsoft Excel with ability to build and manage financial models for project finance and/or real estate transactions.
  • Strong analytical and quantitative skills with knowledge of key financial and investment concepts such as IRR, NPV, DSCR, etc.
  • Sound interpersonal skills with ability to work collaboratively in a team environment and effectively communicate findings in a clear and concise manner to internal and external parties.
  • Intellectually curious with an interest in issues related to government, secondary and higher education, and public infrastructure.

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.

For Providence, RI this ranges from $65,000.00 - $95,000.00 plus benefits and retirement program.
For New York, NY this ranges from $75,000.00 - $115,000.00 plus benefits and retirement program.
