Overview

The Mortgage Loan Compliance/QC Specialist is responsible for ensuring compliance with mortgage and consumer real estate lending regulations, managing HMDA reporting, overseeing adverse action files, assisting with audits, and enhancing quality control processes. This role requires strong analytical skills, attention to detail, and the ability to train and support mortgage employees on compliance matters.



Responsibilities

HMDA Management

    Identify all HMDA-applicable mortgage loans (originated and adverse) utilizing Encompass, Navigator reports, and the closing calendar monthly.
  • Conduct initial reviews to identify obvious errors and perform full loan file scrubs.
  • Track and document errors, noting responsible parties for training opportunities.
  • Export and import HMDA files from Encompass to Questsoft, including HELOCs.
  • Obtain LaserPro Compliance Reporter extract file and import it into Questsoft.
  • Review and correct HMDA-related errors in Questsoft.
  • Provide training as compliance issues are identified.
  • Work closely with the Bank's Compliance Department to stay current on regulatory changes for HMDA and HMDA reporting.

Adverse Action Files Oversight

  • Review and monitor adverse action files to ensure accuracy and consistency.
  • Ensure compliance with HMDA reporting in a timely manner

Audit Assistance

  • Assist in responding to audit requests from Plante Moran, regulators, and investors.
  • Review audit requests and coordinate mortgage-related responses.
  • Monitor and support the completion of audit requests to prevent repurchase requests or compliance issues.
  • Oversee final completion of Jefferson Wells audits and pre-closing audits.
  • Maintain and update scope documents annually.
  • Provide final audit reports with tracked results as required.

Compliance & QC Development

  • Develop and enhance compliance and QC processes.
  • Create and maintain updated procedures for compliance and QC functions.
  • Serve as a liaison for compliance audit findings in mortgage processes.
  • Assist mortgage employees with compliance-related questions and issues.
  • Understand and support Encompass setup for compliance-related inquiries.

Other Responsibilities

  • Complete all annual bank security and compliance training.
  • Adhere to Bank Security guidelines as required for this position.
  • Always maintain confidentiality of client information
  • Stay current on all compliance regulations.


Qualifications

Minimum Qualifications:

  • Associate's degree in Finance, Accounting, Business or similar discipline and/or 3-5 years related work experience in the mortgage industry, lending, compliance, or similar field
  • Thorough knowledge of regulatory/compliance laws that govern the mortgage/consumer lending industry with specific knowledge in lending compliance, HMDA preferred.
  • Excellent communication skills and attitude necessary to establish and maintain positive working relationships with all management, personnel, clients and external vendors
  • Strong working knowledge of Microsoft Office including but not limited to Word and Excel and advanced computer/keyboarding/typing skills. Experience with Encompass preferred.
  • Demonstrated problem solving skills with the ability to make sound business decisions
  • Demonstrated ability in exercising independent judgment.
  • Analytical mindset with a strong attention to detail as well as the ability to work efficiently and accurately with minimal supervision
  • Flexibility with the ability to adapt to an ever-changing work environment.
  • Strong organization skills, including the ability to prioritize and remain calm while working in a fast paced/deadline driven environment
  • Ability to maintain confidential client information
  • Ability to read, write, understand and speak English clearly
  • Ability to represent the organization in a professional, positive manner

Preferred Qualifications:

  • 5+ years of previous experience in residential lending compliance
  • HMDA experience
  • Previous retail loan lending/underwriting/processing experience
