SCOPE/CONTACTS:

The incumbent assists the Regional CEO directly in all aspects of loan draw processing for residential homebuilder and commercial construction borrowers. The incumbent will act as independent support of the Regional CEO on the construction draw process. Reviews client draw requests and ensures requests are in line with internal and external regulations prior to processing the release of funds to clients. The Construction Draw Specialist will engage with external vendors including third-party inspectors, surveyors, and title companies to gather project data and will import construction projects into BankLabs. The incumbent has frequent customer contact by telephone and e-mail. Must always exercise good human relation skills throughout interaction with customers and bank staff.

ESSENTIAL FUNCTIONS:

  • Oversees the construction draw process for residential homebuilders and commercial construction loans. Conducts routine maintenance on loan accounts and ensures all supporting documents are uploaded into BankLabs.
  • Inputs budgets and schedules into BankLabs according to loan approval and supporting construction documents.
  • Monitors draw requests and borrowing requirements to ensure necessary approvals are obtained and internal standards are satisfied. Verifies availability of funds prior to release.
  • Monitors loan for outstanding past due payments. Ensures draw funds are withheld until past dues are resolved.
  • Develops and maintains builder and construction authority relationships.
  • Orders and reviews inspection reports, including final inspections, and surveys; ensures that project inspections are in line with draw request.
  • Monitor project progress to deadline for completion within loan term, submit and approve extensions to loan terms as required.
  • Identify and assist with resolving disputes between the builder and borrower.
  • Develop and maintain builder relationships to aid in future business for the bank.
  • Prepare financial reports for executive management, including forecasting and tracking project financials.
  • Monitor and implement changes to department policies and procedures as changes to portfolio guidelines or state and federal regulations.
  • Handle special projects as assigned.
  • Must actively participate in Customer Service First sales and service culture, support the values of the organization and follow established company policies and procedures.

MINIMUM QUALIFICATIONS:

  • High School diploma, general education degree (GED), or equivalent required.
  • Three (3) years of lending/loan administration experience required. Previous experience with construction draw servicing or related construction industry experience a plus.
  • Prior experience with BankLabs or other construction disbursement system a plus.
  • Excellent analytical, time management, organizational and problem-solving skills with the ability to multi-task and produce error-free work in a deadline-driven environment.
  • Strong PC skills--Microsoft Word, Excel and PowerPoint essential.
  • Ability to handle multiple tasks in a fast-paced environment.
  • Ability and willingness to quickly learn new applications and adapt to a changing environment.
  • Strong communication skills (written and verbal) necessary.
