About the Role

The Floating Make Ready Technician is responsible for ensuring that vacant units are move-in ready by performing repairs, cleaning tasks, and addressing minor maintenance issues. This role requires flexibility and adaptability as it involves traveling between multiple properties to assist with make-ready tasks. The Make Ready Technician will work closely with property managers and other team members to ensure timely unit turnovers and proper maintenance. With regular local travel supported by an auto allowance, a valid driver's license, reliable transportation and a proven track record in multifamily or residential maintenance are required; bilingual skills (English/Spanish) are a plus.

This role's schedule will be Monday - Friday, either 8:00am - 5:00pm or 9:00am - 6:00pm.

What You'll Do

Unit Preparation

  • Perform repairs and cleaning tasks on vacant units to ensure they are move-in ready.
  • Ensure all make-ready work is completed in a timely manner according to company standards.
  • Follow all safety procedures and comply with company policies.
  • Report all property damage or safety concerns.

Maintenance

  • Address minor plumbing, electrical, and HVAC repairs.
  • Troubleshoot and repair/replace appliances.
  • Respond to urgent repair requests promptly.

Inventory Management

  • Maintain and order necessary tools and materials.

Work Order Completion

  • Complete and document work orders accurately and timely.

Inspection

  • Conduct final inspections to ensure units meet company and safety standards.

Travel

  • Travel between properties to assist with make-ready tasks.

Collaboration

  • Work closely with property managers and team members for timely unit turnovers and maintenance.

What You'll Need

Education and Certifications

  • High school diploma or equivalent.
  • Certification in HVAC, plumbing, or electrical maintenance is not required but is a plus
  • Valid driver's license is required

Experience

  • Minimum of 2 years of experience in multi-family or residential property maintenance.
  • Experience with make-ready tasks and minor repairs
  • Experience in carpentry

Estimated Rate of Pay:

$25.00 - $30.00

This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
