Department Marketing Statement:

As part of Housing, Dining & Auxiliary Enterprises (HDAE), Residential Operations is responsible for the physical plant administration of all 4.3 million gross square feet in the HDAE portfolio, consisting of residence halls, undergraduate and graduate student apartment complexes, family student apartments, and hospitality facilities that provide housing for over 10,000 students, faculty, and staff on campus. In addition to providing service to residents, Residential Operations provides groundskeeping and hardscape maintenance to over 270 acres of campus, as well as custodial and maintenance services to various University owned facilities including conference centers, administrative offices, the University Center, Events Center, The Club & Guest House, parking facilities, and retail operations that serve on average 21,000 customers daily and host over 150,000 guests annually for conferences and events. For all of campus facilities as well as academic divisions and departments, Residential Operations oversees the functions of Distribution &Logistical Services (DLS) inclusive of Furniture Services, Surplus Sales, Mail Services, Central Receiving and Material Management & Logistics. Residential Operations staff provide 24/7/365 essential services to the campus, and strive to create and maintain a world class campus environment in support of the University's mission.

Brief Summary of Job Duties:

Under the general supervision of the Custodial Supervisor or Residence Hall Manager, performs duties in accordance with established standards and instruction, for university owned Residence Halls, Apartments, Dining Facilities, & Auxiliary units. May be required to work schedules other than Monday through Friday, 7:30 am to 4:30 pm to meet the operational needs of the unit. May be required to perform other duties as assigned to meet the operational needs of the department. The Sr. Custodian promotes a customer service environment to residents and clients. Assists with the development and maintenance of a work environment which is conducive to meeting the mission of the organization and supports the EEP. Responsible for completing job duties that demonstrate support for the Operations Team. Initiates communication directly with co-workers and or supervisor to improve and clarify working relationship, identifying problems and concerns, and seeking resolutions to work-related conflicts.

Required Qualifications:

  • Working knowledge and experience utilizing the following equipment: vacuums, conventional and high-speed buffers, extractors, and related custodial equipment desired. Will train on all equipment and chemicals used.
  • Demonstrated ability to work effectively with others as a team.
  • Must have effective communication skills.
  • Ability to interact as a team member with sensitivity towards a multi-cultural work environment.

Preferred Qualifications:

  • High School Diploma
  • 1-3 years Custodial Experience
  • Working experience in a College and/or University Residential or hospitality setting
  • Basic computer experience

Special Conditions of Employment:

  • May be required to work schedules other than the assigned schedule to meet the operational needs of the unit.
  • May be required to perform other duties as assigned to meet the operational needs of the department.
  • Required to hold a valid driver's license, have a driving record that is in accordance with local policies and procedures, and/or enroll in the California Employer Pull Notice Program.

Job Functions and Percentages of Time:

  • 75% General Cleaning Duties - Completes custodial tasks within an assigned area and responsible for any student assistants working in that area. Cleans and sanitizes restrooms daily; fixtures, mirrors, tile showers, tile flooring and urinals. Replenishes restroom supplies. Disposes of trash. Utilizes the following equipment: cleaners, squirt bottles, squeegees, power washers, brooms, mops, mop wringer, hoses, brushes, towels and foam gun. Maintains hallways and stairways, lounges, public areas, office spaces, and building entrances; dusts and cleans windows. Utilizes the following equipment: squirt bottles, squeegee, aerosol can, canister/upright vacuum, mop, sweeper, wet mop, pressure washer and leaf blower. Maintains floors and carpets in all areas. Utilizes the following equipment: canister/upright vacuum, wet mop, broom/push broom, dust mop, power floor buffers, mop bucket/ringer, hot water extractor/steam cleaner, wet/dry vacuum, fans and de-humidifier. Scrubs, strips, waxes and polishes floors using heavy (industrial type) powered scrubber and buffers. Cleans and dusts furniture, display cases, fixtures, doors, walls and fabric covered wallboard. Utilizes the following equipment: cleaners, squirt bottles, aerosol cans, safety scraper, putty knife, high dusters, towels, doodle bugs, powered wall washing machine. May work on ladder. Washes window sills, glass surfaces, all door trim and door fixtures. Utilizes the following equipment: cleaners, squirt bottles, towels and squeegee. Cleans elevators, including walls and operating hardware. Utilizes the following equipment: vacuum, broom, dust mop, wet mop, mop wringer, squirt bottles, cleaners and towels. Washes and repairs curtains (may repair by hand or with sewing machine). Empties/cleans ash trays and trash cans. Cleans student rooms on a two-week schedule, dusting furniture, vacuuming floors, spotting and maintaining carpet, emptying trash, reporting any repairs, and other assigned tasks in accordance with approved standards and procedures. Checks operation of smoke detectors, reports any malfunction to supervisor. Collects and places in containers or plastic bags trash and debris, places trash in collection area for removal by sanitation trucks. Replaces liners in wastebaskets. Moves heavy furniture, equipment, supplies as directed. Washes shower curtains, room curtains, and cleans towels. Installs casters on approximately 100 beds. Reports items that need repair and additional cleaning to Sr. Building Maintenance Worker, Custodial Supervisor, Maintenance Supervisor or the Work Order system.
  • 20% Summer Conference Session - Summer Conference Session (Approx. June 20th through Sept. 20th) Provides daily linen change (sheets and towels) and room service to conferees. Vacuums, dusts, empties trash, makes beds (approximately 100 per day, provided number of conferees) and any other necessary cleaning tasks required. Supplies amenities to conferees. On a daily basis, performs all custodial tasks in addition to summer conference custodial duties. May be required to work as a team member in another building in order to meet the operational needs of the Summer Conference Season. Keeps carts and custodials supplies in a clean and well stocked condition. Maintains all equipment, ensuring that all is in a safe working condition. Participates in staff training and development workshops, retreats and meetings as determined by unit. Works effectively as a team member. Works effectively with an ethnically diverse student body and staff. Complies with department safety programs. Break Projects: Extensive, repetitive cleaning of fabric covered wallboard (power wall washing machine), Upholstery cleaning (power steam machine), steam cleaning carpets (hot water extractor/steam machine). Scrub, strip, wax and polish hard floor/tile surfaces (power scrubber and buffers). Safety Equipment Used: Overshoes, boots, rubber/latex/leather gloves, face shield/goggles, dust/mist respirator, rain gear, back supports and ear protection. Other tools used: screwdriver, socket wrench, pliers, cordless drills, putty knife, razor blades, scrapers, utility knife, portable two-way radio, linen carts, hand carts, hotel carts, chemical mixing system, plunger, spring loaded pick up tool.
  • 5% Safety & Departmental Goals - Affirms and implements the departmental Educational Equity Plan comprised of short and long term objectives that reflect a systematic approach to preparing both students and staff for success in a multicultural society. Develops, promotes, adheres to safety rules, standards or techniques as an integral part of business. Adheres and implements the 20-minute work rule for all repetitive work tasks. Affirms and implements the departmental "Strategic Plan" designing goals and objectives that relate to the vision statement.
