DDC Pre-Construction Manager

The DDC Controls Pre-Construction Manager is responsible for leading and managing all pre-construction activities related to Direct Digital Control (DDC) systems within the Building Automation System (BAS). This includes estimating, conceptual design, scope development, value engineering, pre-construction deadlines and technical reviews. The Pre-Construction Manager works closely with sales, engineering, project management, and clients to ensure accurate and timely delivery of project proposals that align with customer requirements and company profitability goals.

Responsibilities:

  • Lead the pre-construction process from RFQ/RFP through project award, including site walks, scope reviews, and pricing strategy.

  • Analyze plans, specifications, and addenda to develop detailed DDC scope narratives and pricing for both plan-and-spec and design-build projects.

  • Collaborate with Sales and Account Managers to develop strategic and competitive proposals tailored to client needs.

  • Work with Engineering and Operations to ensure proposed solutions are technically sound, code-compliant, and executable.

  • Identify and mitigate risk in project scopes, cost assumptions, and schedules.

  • Develop budgets, labor estimates, equipment selections, and subcontractor/vendor pricing for complete project proposals.

  • Ensure someone attends pre-bid meetings, job walks, and project interviews as required.

  • Lead internal bid reviews and hand-off meetings to transition awarded projects to the operations team.

  • Build and maintain relationships with general contractors, engineers, consultants, and key vendors.

  • Stay current on industry trends, technologies, and competitive landscape to drive innovative and cost-effective pre-construction strategies.

  • Perform all other tasks as required.

Minimum Qualifications:

  • Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Construction Management, or related field preferred. Will consider equivalent work experience.

  • Minimum 5 years of experience in the Building Automation/DDC industry, with at least 2 years in an estimating, engineering, or pre-construction management role.

Additional Qualifications:

  • Experience with Visio, AutoCAD, Revit, or BAS design tools.

  • Familiarity with LEED, energy codes, and sustainable building practices.

  • Previous field experience in controls installation, programming, or commissioning is

  • Strong knowledge of HVAC systems, building automation sequences, and DDC controls architecture.

  • Proficiency in reading and interpreting construction drawings and specifications.

  • Understanding of construction estimating methods, takeoff tools, and pricing strategies.

  • Excellent communication and interpersonal skills for collaboration with internal and external stakeholders.

  • Proficient in Microsoft Office Suite, Bluebeam, and estimating softwares.

  • Organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
