Description
Under general supervision, responsible for the supervision of all mechanical operations, maintenance of the physical condition of facility and grounds to ensure a safe and reliable work environment for staff and visitors. Duties must be performed in a timely, accurate and professional manner. DUTIES & RESPONSIBILITIES:
- Facilities Coordination
- Process all building maintenance requests either computer or telephone generated and respond to requests utilizing a priority method
- Responsible for performing HVAC, plumbing, elevator, and minor electrical repair and maintenance services for Graves Center.
- Assist in maintenance/engineering issues as required.
- Recommend/implement improvements for preventive maintenance programs on an on-going basis.
- Develop and maintain effective building specific maintenance and safety procedure manuals in coordination with Facilities Supervisor - Graves Center.
- Act as liaison with contractors/vendors and assist in obtaining competitive bidding for needed services;
- Coordinate maintenance efforts with outside contractors, personnel and engineers as requested/needed.
- Oversee all building systems including fire/life safety, plumbing, HVAC and electrical issues; must remain current with latest HVAC technology trends.
- Schedules for equipment service calls as needed;
- Perform daily walkthroughs of facilities to monitor safety and repair needs;
- Conduct regular Inspection of roof, window leaks and damage from inclement weather.
- Maintain on-going communication with tenants, vendors, housekeeping, and supervisor.
- May assist in solicitation and acquisition of new vendor contracts.
- Respond to all emergency situation quickly (fire, evacuation, equipment failure, etc during the day and as needed after hours.
- Respond to tenant requests and customer concerns in coordination with Facilities Supervisor.
- Implement and administer inventory control for tools and maintenance supplies.
- Requisition maintenance parts and supplies under the supervision of Facilities Supervisor.
- Ensure compliance with applicable codes as relates to building operations.
- Perform all work to industry city, state and federal standards; maintain and upgrade skills as standards change.
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
- Maintain a professional manner and appearance at all times.
- Provide written reports of completed duties, tasks and assignments.
- Electrical
- Monitors internal lighting systems for replacement of lights, safety issues, maintenance and repair;
- Plumbing
- Performs routine maintenance and preventative maintenance, resolves emergencies and coordinates repairs if outside of scope of abilities.;
- HVAC
- Monitors system for heating, ventilating and air conditioning to adjust for staff comfort, seasonal demands, holiday and weekend schedules
- Coordinate routine and emergency maintenance with vendors
- Facility Maintenance
- Responsible for maintaining preventive maintenance program for all building systems;
- Perform minor site repairs/coordinate with outside maintenance vendors;
- Assist with painting as needed or requested.
- Site Security
- Liaison with security service; includes responding to after business hour calls;
- Monitors and adjusts lighting schedules to coincide with changing hours of darkness
- Site Safety
- Attends safety meetings at Graves Center
- Perform monthly safety/building checks and reports;
- Assists Facilities Supervisor with required safety drills and external annual safety inspections;
- Complies with building and safety code requirements, coordinates with Facilities Supervisor annual inspection of elevator and fire suppression equipment and extinguishers
- Removal of bio-hazard bags and sharp containers in coordination with janitorial vendor.
- Moves/Changes
- Assists Facilities Supervisor with all internal office moves, relocation of furniture, etc;
QUALIFICATIONS: Must possess and maintain State Mechanical Journeyman License; City Mechanical Journeyman Certification; City First Class Engineers License and State Boiler Operator License. Ability to work with the public, ability to maintain an effective working relationship with agency employees and building tenants, ability to maintain a professional manner at all times. Must obtain and carry cellular phone during work and after hours for emergency contact. Must possess a valid driver's license and use personal automobile to travel to locations other than primary office. Knowledge of heat, air, electrical and plumbing and other building operating system. Requires intermediate analytical skills. This job is classified as a "safety-sensitive" position as defined by the Oklahoma Medical Marijuana and Patient Protection Act. Due to the "safety-sensitive" classification, an employee in this position would be subject to drug and alcohol testing, including random testing.
