Primary Description of Work |
This position supports campus housing operations by maintaining, diagnosing, and repairing a range of
HVAC systems that serve residence halls, including heat pumps, mini-splits, hot water boilers, chillers, hydronic pumps, water-sourced heat pumps, and cooling towers. The technician ensures reliable climate control for student living environments through responsive service, preventative maintenance, and system optimization aligned with safety standards and energy efficiency goals. |

Description of Responsibilities and Duties |
HVAC System Diagnostics, Maintenance & Repair
- Perform troubleshooting and repair of HVAC equipment including heat pumps, mini-splits, hot water boilers, chillers, hydronic pumps, water-sourced heat pumps, and cooling towers.
- Conduct preventive maintenance on HVAC systems to extend equipment life and reduce downtime.
- Replace filters, belts, motors, sensors, and other system components as needed.
- Ensure HVAC systems comply with safety codes, environmental regulations, and university standards.
- Use appropriate tools, testing instruments, and service manuals to carry out mechanical and electrical repairs.
- Provide guidance and technical recommendations to team members assisting with HVAC-related tasks to ensure work is performed safely and correctly.
- Respond promptly to HVAC-related work orders and temperature complaints from housing staff or residents.
- Collaborate with Student Affairs, Facilities Management, and vendors on large-scale repairs or installations.
- Support seasonal system changeovers (heating to cooling and vice versa) and associated equipment testing.
- Communicate clearly with team members and supervisors regarding status updates, delays, or safety concerns.
- Monitor HVAC performance through Building Automation Systems (BAS) or other control systems.
- Adjust system settings to optimize efficiency, airflow, and occupant comfort.
- Track service history and equipment conditions in StarRez to support operational planning and compliance.
- Assist in inventory management of HVAC parts and supplies.
General Facilities Maintenance
- Assist with minor repairs in plumbing, electrical, painting, or general maintenance tasks as assigned.
- Support move-in/move-out preparation and routine maintenance of building systems not limited to HVAC.
- Use StarRez (software application) to receive, update, and close out maintenance requests and to document preventive maintenance activities.
- Perform basic troubleshooting and provide temporary fixes (i.e. plumbing, electrical, etc.) until appropriate trades can respond.
- Participate in after-hours emergency on-call rotation.
Other
- Assist in the preparation of reports upon request.
- Provide recommendations to Student Affairs and Facilities Management leadership and other campus stakeholders on plans and projections for renovations upon request.
- Promote the goals and mission of Student Affairs by serving as requested on university, system and division-wide committees.
- Maintain rapport with Occupancy Management, Residential Education, High School Life, Purchasing, Accounts Payable, Campus Police, Facilities Management, Summer Intensives staff, Learning Support Specialist.
- Other duties as assigned by the university.

Minimum Qualifications |
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Qualifications
- Minimum of 2-3 years of experience in HVAC maintenance and repair, including work with commercial or institutional systems.
- Demonstrated ability to independently diagnose, repair, and maintain HVAC systems such as heat pumps, mini-splits, boilers, chillers, and cooling towers.
- Working knowledge of HVAC safety protocols, building codes, and environmental regulations.
- Basic proficiency with building automation systems (BAS) and digital work order platforms.
- Ability to read and interpret technical manuals, schematics, and blueprints.
Preferred
- 5+ years of progressively responsible HVAC experience in higher education, healthcare, or similar residential/commercial environments.
- Completion of a formal HVAC apprenticeship or post-secondary HVAC training program.
- Advanced manufacturer certifications (e.g., Trane, Carrier, Mitsubishi, etc.).
- Experience with Building Automation Systems such as Johnson Controls, Siemens, or Honeywell.
- Prior experience using StarRez, SchoolDude, or similar facility management platforms for managing work orders and preventive maintenance.
- Proven ability to provide technical guidance to peers and coordinate multi-phase repairs or upgrades without formal supervisory authority.
- Familiarity with hydronic heating/cooling systems, water-sourced heat pumps, and energy efficiency initiatives in institutional settings.

Basic Computer Skills, including the use of email, digital forms, maintenance databases, and online vendor portals.
