Responsibility:

We are seeking a data-driven, forward-thinking Google Ads Manager to lead our paid acquisition efforts across the Google ecosystem-Search, Performance Max, YouTube, Discovery, and Display. This role will go beyond legacy search tactics to fully embrace the latest AI-powered tools from Google Ads, integrating creative experimentation, smart automation, audience intelligence, and measurement innovation to scale customer acquisition at an efficient CPA.

You will own strategy and execution across the entire Google Ads stack, while also collaborating on first-party data usage, full-funnel analytics, and continuous creative testing. This is a high-impact role, critical to driving qualified leads and supporting national growth goals for Meritage Homes.

Key Responsibilities:

Google Ads Strategy & Execution

  • Lead the strategy, build, and optimization of campaigns across Search, Performance Max, YouTube, Display, Discovery, and Bing Search, ensuring alignment with customer acquisition goals.
  • Leverage Performance Max campaigns to their full potential: audience signals, asset groups, creative optimization, and conversion modeling.
  • Maximize automation and AI bidding tools while balancing hands-on control with strategic oversight.
  • Translate customer intent and data signals into full-funnel Google campaign strategies that drive qualified, high-intent traffic.

Creative & Messaging Innovation

  • Own the testing roadmap for ad copy, visual creative, and audience messaging.
  • Work with internal or external creative teams to develop high-performing ad assets across channels (video, static, responsive formats).
  • Champion the use of AI-driven ad asset generation, dynamic search ads (DSA), and responsive search/display ads (RSA/RDA).

Audience Strategy & Privacy-Centric Targeting

  • Build, test, and iterate on audience segments using first-party data, Customer Match, and Google's predictive audiences.
  • Integrate privacy-first strategies including enhanced conversions, consent mode, and GA4 integration for complete measurement.

Landing Page & Conversion Optimization

  • Own the CRO strategy for landing pages tied to paid campaigns-develop hypotheses, run A/B tests, and analyze performance to improve conversion rates.
  • Collaborate with web, UX, and dev teams to implement meaningful on-site experiments.

Measurement & Analytics

  • Maintain a rigorous testing culture: forecast performance, analyze test results, and report findings regularly to the broader team and executive stakeholders.
  • Connect and analyze data across platforms-Google Ads, GA4, Salesforce, and BI tools-to paint a full attribution picture.
  • Build and maintain reports in Google Sheets/Looker Studio/Excel with advanced formulas, pivot tables, and visualization.

Cross-Functional Collaboration

  • Partner with Sales, Creative, Analytics, and Marketing Operations teams to ensure full-funnel visibility and campaign alignment.
  • Bring customer voice into campaign development-leverage buyer research, testimonial insights, and sales feedback to improve targeting and messaging.

Qualifications

  • 5+ years Paid Search experience in Google/Bing for B2C/B2B lead gen or equivalent
  • 2+ years of experience managing YouTube advertising campaigns or equivalent
  • 2+ years of executive experience Google Display campaigns or equivalent
  • 1-2 years of experience with CRM/ESP tools such as Marketo or Hubspot
  • Advanced skills in excel/google sheets (pivot tables/formulas, Vlookups/IndexMatch)
  • Experience with pixel tracking implementation (such as using Google Tag Manager)
  • Agility, to adjust on the fly to changes in scope, deadlines or asset availability
  • Ability to manage paid media spend from BI data (in-platform conversions don't tell the whole story!)

Overview

Required Qualifications:

  • 5+ years of experience managing Google Ads campaigns for B2C or lead generation brands; experience with homebuilder, real estate, or high-consideration purchases is a plus.
  • Deep understanding of Performance Max, YouTube Ads, Search, Display, and Discovery campaigns.
  • Proficient in GA4, Google Tag Manager, Enhanced Conversions, and offline conversion imports.
  • Experience working with first-party data, Customer Match, and privacy-compliant measurement frameworks.
  • Strong analytical skills with fluency in spreadsheets (Excel/Google Sheets, pivot tables, formulas).
  • Proficiency in analyzing performance across multiple sources (platform data, CRM, offline data).
  • Experience managing creative development for digital campaigns.
  • Strong communication and presentation skills-able to explain complex campaign insights clearly to executive audiences.
  • Working knowledge of CRM/ESP tools

Preferred Qualifications:

  • Google Ads certifications (Search, YouTube, Performance Max, Measurement).
  • Experience using tools like Looker Studio for campaign reporting.
  • Familiarity with AI-driven campaign optimization tools, creative testing frameworks, and multivariate landing page testing.
  • Experience using conversion APIs and server-side tagging for privacy-first attribution.
