Function. : The function of this role is focusing, coaching and leading our mortgage team on community development mortgage lending that targets low to moderate-income (LMI) borrowers and minority-majority census tracts located in S&T's PA/OH footprint.

Duties and Responsibilities:

  • Directly manage, coach and train community mortgage lenders. Ensuring all community lenders are equipped with the knowledge and tools necessary to effectively serve LMI/MMCT borrowers. Promote and assist in the origination of all types of loans that the Bank offers.

  • Assist in developing engagement plans in areas defined by our director of corporate responsibility to ensure that mortgage originations hit the target goals for all of our originators across the footprint.

  • Work directly with the director of corporate responsibility, Director of inclusion relationship building, brand ambassador and community development officer to help create bank strategies for LMI and MMCT lending.

  • Creating and retaining relationships with local organizations, community leaders, and residents within S&T Bank's service areas to understand their needs and provide accessible mortgage lending solutions. Work and coach the community lenders to be direct partners with organizations offering S&T approved down payment assistance programs.

  • Develop and implement training programs for all S&T Bank originations, focusing on best practices for targeting and engaging LMI and minority-majority census tract borrowers. This includes conducting workshops and providing resources that enhance our lenders' understanding of community needs. Improve efficiency of LMI and MMCT lending, bank wide.

  • Responsible to hit all LMI target goals in all areas of the footprint set up by our Director of Corporate Responsibility.

  • Train community lenders on how to work with low to moderate income branches in their MSA to educate on CRA.

  • Work with Director of Mortgage sales to discuss updated products offered by competitors. Help ensure S&T has the most current products so we can remain competitive with our peers in our census tracts

  • The community Lending Sales leader will be the liaison between S&T and Organizations when working with DPA's that have already been approved and will work with our community development officer on potential new DPA's from both new and existing organizations that we have a relationship with

  • Attend events through partner organizations and internally representing community lending at S&T. Event may occur in evenings and weekends.

  • Originates Community Reinvestment Act (CRA) loans in all assigned community markets serving low to moderate income borrowers.

  • Calls on Brokers, Realtors, builders, developers, and other centers of influence regularly to generate new mortgage loans and promote S&T products.

  • Conduct multiple first-time home buyer seminars annually and attend seminars conducted by the community lending team as well as any other originator.

  • Delivers exceptional levels of customer service, responds to customers quickly, and follows up with borrower(s) throughout the loan process.

  • Interviews potential mortgage loan customers. Determines product to best fit customer needs. Meets customer(s) at a time and location convenient to the customer.

  • Enters complete and accurate mortgage loan applications and gathers necessary information and documentation for processing.

  • Has a complete understanding of products, processes, guidelines, and regulatory requirements.

  • Submits completed application package to Retail Mortgage Lending for processing within 24 hours.

  • Maintains communication with processors and underwriters as to status of loan. Continually keeps Realtors and borrowers informed.

  • Follows-up on information and documentation required for processing and closing conditions.

  • Monitors market area for interest rates and products. Assists in coordinating product development and marketing efforts to Realtors within specific market area.

  • Attends Realtor, building, and other networking events within market area.

  • Refers new customers to Branch Managers for additional services.

  • Promotes Bankers Settlement Services to borrowers.

  • Maintains a good working relationship with all bank employees. Demonstrates the ability to work independently. Works as a team player to contribute to the success of the department and in turn the organization.

  • Requires S.A.F.E. Act certification. Proof of registration with the registry and verification of a unique identifier as established under the guidelines of the S.A.F.E. Act is required upon hire and/or must be obtained prior to performing the duties of a Mortgage Loan Originator, as defined by the Act. This registration must be maintained annually in accordance with the S.A.F.E. Act.

  • Performs additional duties as required.

Education:

Requires a four-year college degree or equivalent. NMLS certification must be obtained in the first 30 days.

Experience:

Five to ten years general business experience and two to five years specialized experience.

Physical Demands:

Operates a keypad device 40-50% of the day. Operates office equipment 50-60% of the day. Requires work in outside weather conditions 0-10%. The primary parts of the body involved in performing these tasks are the fingers, thumbs, and hands. Traveling to alternate work locations 40-50% and overnight stays required 10-20%. Standing is 20-30%, sitting is required 60-70% and walking 10-20% per day. Routinely lifts 10-20 lbs. 0-10% per day, maximum lift 10-20 lbs. 0-10%.
