Job Description
Elwyn seeks a Regioinal Director Community Homes Maintenance to supervise and lead all maintenance and facilities staff for New Jersey, Pennsylvania and Delaware community homes. Coordinate daily operations, projects, and assignments, ensuring high standards of service, safety, and efficiency. Serve as the primary liaison between maintenance, program staff, and senior leadership. Oversee all work order (WO) activities, emergency response, and contractor management. Drive performance improvement and cost-effective operations through continuous monitoring, reporting, and process optimization. DUTIES & RESPONSIBILITIES Leadership and Supervision:
- Oversee, mentor, and evaluate all maintenance and facilities staff, ensuring work is completed to the highest standards.
- Conduct staff assessments, interviews, and make recommendations for hiring, promotion, and disciplinary actions.
- Foster a culture of accountability, performance, and continuous improvement.
Work Order and Project Management:
- Manage work orders, ensuring all work requests are prioritized, assigned, and completed efficiently.
- Produce and review reports on work order status, backlog, and completion rates.
- Upon MRI (Angus) rollout, ensure all maintenance activities are tracked and reported within the system.
- Achieve and maintain an 80% work order close rate, with clear targets for response and resolution times (to be fully tracked via Angus post-rollout).
- Monitor and reduce the backlog of open work orders, with specific thresholds to be set based on team capacity.
Performance and Accountability:
- Develop and implement performance targets for the team, including response times for emergency, high, medium, and low priority work orders such as;
- Emergency: Response within 30 minutes, resolution within 2 hours
- High Priority: Response within 2 hours, resolution within 24 hours.
- Medium/Low Priority: Response within 24 hours, resolution within 72 hours.
- Hold staff accountable for meeting performance targets and maintaining high standards of workmanship.
- Drive initiatives to reduce mean time to repair (MTTR) and increase the percentage of planned versus reactive maintenance.
Cost Management and Efficiency:
- Monitor and reduce unnecessary contractor usage; track and report monthly contractor spend, with a goal of reducing contractor expenses by at least 10% over the next quarter.
- Optimize resource allocation to maximize efficiency and minimize downtime.
- Work within the confines of the budget, forecasting, and reporting on maintenance expenditures.
Preparedness and Proactive Planning:
- Maintain up-to-date emergency and on-call schedules for 24/7 coverage.
- Conduct regular facility audits and inspections to identify and address potential issues before they become emergencies.
- Develop and maintain a preventative maintenance plan, ensuring scheduled tasks are completed on time.
Communication and Collaboration:
- Ensure timely and clear communication with program staff, senior leaders, and maintenance team regarding work order status, delays, and urgent issues.
- Facilitate regular meetings with stakeholders to review performance, address concerns, and align priorities.
- Participate in quality improvement initiatives and cross-departmental projects.
Compliance and Documentation:
- Ensuring homes are in compliance with all regulatory, safety, and organizational policies.
- Maintain accurate documentation of all work orders, contractor invoices, and maintenance logs.
- After Angus rollout, ensure full adoption and accurate use of MRI-Angus for all maintenance tracking and reporting.
Emergency and On-Call Management:
- Oversee team's emergency response protocols.
- Participate in on-call rotations as needed, including snow removal and other weather-related emergencies.
Other Duties
- Order materials as needed.

QUALIFICATIONS, EDUCATION & EXPERIENCE Education:
- High school diploma or equivalency.
Experience:
- Minimum of ten (10) years working in the building trades
- Minimum of seven (7) years as a supervisor.
Qualifications:
- Knowledge of the standards and practices of the building trades.
- Ability to read and understand blueprints.
- Ability to work in all types of weather and in a climate-controlled atmosphere.
- Ability to work in a fast-paced environment and manage multiple priorities.
- Current, valid driver's license in state of residence, tow (2) years driving experience, and acceptable driving record in the United States.
