REGIONAL VICE PRESIDENT OF PROPERTY MANAGEMENT

The Regional Vice President of Property Management is a dynamic leader who inspires excellence and attracts top-tier talent. At our core, we are a sales-driven organization dedicated to providing exceptional living environments for the nation's workforce. This role serves as the chief culture champion and motivational force behind the Pointe Grand brand experience in every market.

You will lead with passion, cultivating teams that connect meaningfully with their communities and create memorable, resident-focused experiences. Your mission is to build a reputation for Pointe Grand as the most desirable and community-minded place to live-where residents feel valued, engaged, and proud to call home.

ESSENTIAL RESPONSIBILITIES

Sales Leadership:



  • Champion a sales-first culture by dedicating 75% of your focus to on-the-ground marketing, training, and leasing efforts.
  • This is not a traditional property management role-core operational tasks are centralized to allow for a strong emphasis on growth and resident engagement.


Cross-Functional Collaboration:



  • Partner with internal teams including Training, Marketing, IT, HR, Talent Acquisition, Construction, and Development to align strategies and drive performance.


Performance Analysis & Problem Solving:



  • Conduct timely root cause analysis to identify and resolve issues impacting results.
  • Proactively seek innovative solutions and recognize team successes publicly.


Leadership Development:



  • Mentor and develop future leaders within the organization.
  • Cultivate a clear path for advancement-from Leasing Specialist to Leasing Manager to Regional Sales Manager.


Portfolio Strategy & Optimization:



  • Develop and execute comprehensive property management strategies to maximize profitability, occupancy, and asset value.
  • Analyze market trends to identify opportunities for growth and improvement.


Operational Oversight:



  • Set and monitor performance goals related to leasing, occupancy, delinquency, expense control, retention, and resident satisfaction.
  • Ensure new communities are launched on time and to company standards.


Resident Experience:



  • Ensure site and regional teams maintain strong resident relationships and address concerns promptly and effectively.


Talent Management:



  • Oversee staffing needs across assigned markets. Define role competencies, participate in hiring, and ensure top talent is sourced, onboarded, and developed.
  • Supervise Regional Property Managers and support their growth and performance.


Communication & Reporting:



  • Maintain ongoing communication with leadership, providing detailed reports, market insights, and financial analysis.
  • Act with urgency to address concerns and leverage resident feedback.


Site Visits & Quality Assurance:



  • Conduct quarterly (or more frequent) community visits to ensure quality standards, guide teams, and assess competitive positioning.


Culture & Continuous Improvement:



  • Foster a positive, values-driven culture. Continuously seek opportunities to improve processes, efficiency, and team effectiveness by encouraging feedback and innovation.



KNOWLEDGE, SKILLS, AND ABILITIES



  • Proven leadership experience managing mid-level managers and cross-functional teams.
  • Strong analytical, strategic thinking, and problem-solving skills.
  • Exceptional communication and interpersonal abilities.
  • Bachelor's degree in Business, Real Estate, Finance, or a related field preferred-or equivalent experience in property management and real estate.


WORKING CONDITIONS



  • Incumbents work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.


PHYSICAL DEMANDS



  • Incumbents must be able to physically access all exterior and interior parts of the properties and amenities within the assigned geographic portfolio.
  • Incumbents must be able to view computer screens, cellphones, and other electronic equipment for extended periods where visual strain may result.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance.
  • Regular and routine travel may be required to conduct site inspections and community visits, attend business meetings and training classes, or for other situations necessary to accomplish the daily responsibilities of this position.
