Position Purpose |
Under general supervision, performs minor maintenance and repair (electrical, plumbing, carpentry & painting) in College Real Estate Office commercial and some residential properties. Performs work as directed by Operations Manager or Tenant Services Coordinator for assigned buildings. Regularly inspects buildings and prepares work orders for necessary repairs. Performance custodial work for College Real Estate properties. |

Zero to three years of relevant experience in general building maintenance, or the equivalent.
- A valid driver's license is required, and ability to qualify under the terms of the Dartmouth College Driver Safety and Motor Vehicle Policy.
- Demonstrated ability to work effectively with others, have good communication skills and be dependable.
- Ability to understand and follow verbal and written instructions.
- Customer service oriented.
- Elementary computer skills, including email communications, Word, and Excel
- Ability to use mobile maintenance application for documenting and managing work order assignment
Must have successfully completed the following training prior to performing work to which the training relates:
- Driver Safety
- Lock-out/tag-out
- Respirator training
- Fall Protection
- Working in confined spaces
- Asbestos awareness training
- Bloodborne pathogen training
EPA R.R.P. Lead Training

Preferred Qualifications |
- Ability to operate and maintain heavy duty cleaning equipment (vacuum cleaners, powered scrubber and buffer and carpet shampoo) and other hand operated tools.
- Knowledge of safe use of various chemical substances used for cleaning purposes.

Key Accountabilities
Description |
General Responsibilities
- Assists other maintenance workers with repairs that require additional labor.
- Communicates effectively with tenants, who may be inconvenienced or affected by scheduled or emergency work.
- Observes and reports in a timely manner any defects, deterioration, and wear and tear on buildings; orally communicates emergencies or describes trade work that involves major repairs to the Operations Manager or Tenant Service Coordinator for input into the work order system.
- Inspects assigned facilities on a regular basis for any necessary repairs, and to ensure that previously reported deficiencies have been corrected.
- Operates a motor vehicle to pick up supplies required for the maintenance of properties located throughout Hanover and the surrounding area.
- Properly tracks and maintains hours per work order or other duties assigned on either the standard time sheet or within an electronic work order system (PlanOn).
Learns from senior technicians
- Receives clear and concise instructions from senior Maintenance Workers and other technicians in order to perform tasks; is willing to be educated and receive constructive input from senior workers.
- While performing maintenance work learns the procedures being taken and the reasoning behind the action.

Description |
Maintenance Work
- Performs minor repairs and maintenance in College commercial and possibly residential buildings. Communicates directly with tenants, who may be inconvenienced or affected by scheduled work.
- Performs minor carpentry work, for example: Touches up painted areas with brush or spray paint; repairs sticking doors and replaces door hardware such as locks, handles, doorknobs, etc.
- Performs minor electrical work, for example: Repairs broken light fixtures (i.e. light lenses); replaces switch and receptacle plates; replaces light bulbs; and other simple (non hard wired) electrical fixtures and devices.
- Performs minor plumbing work, for example: Repairs leaking faucets and toilets; plunges clogged toilets; snakes clogged drain lines; and other simple plumbing fixture assemblies.
- Performs minor HVAC work, for example: Changes air filters in terminal devices such as fan powered VAV boxes and heat pump units. Responds to temperature complaints checking temperature and ensuring proper operation of thermostats and terminal devices.

Custodial Work
- Performs custodial work: Clean, mop, strip, wax and buff all hard surface floors; vacuums, shampoos and spot-cleans carpeted floors; washes down and removes marks from walls; maintain general cleanliness in common areas and bathrooms; re-stocks paper and soap products in bathrooms, toilets and showers as needed; cleans windows in common areas; cleans and picks up debris outside of buildings, including sweeping, picking up and disposing of trash, emptying trash cans and ash trays, etc.
- On an as-needed basis sweeps dirt and leaves and shovels snow from walkways and driveways, and spreads sand on walkways and driveways.
