Property Manager - Residential Co-ops & Condos (NYC)
Location: New York, NY
Compensation: $120,000-150,000 base

Major Real Estate Investment firm is seeking a skilled and service-driven Property Manager to oversee a portfolio of NYC residential co-ops and condos. This role is ideal for someone who is confident managing multiple buildings, building relationships with board members and residents, and ensuring buildings run smoothly and in full compliance with NYC regulations.
You'll be the go-to person for your buildings-responsible for everything from staff oversight to capital project management and board communications

Key Responsibilities
  • Portfolio Management: Lead day-to-day operations for a portfolio of co-op and condo buildings. Communicate regularly with board members, residents, attorneys, engineers, and on-site staff.
  • Regulatory Compliance: Ensure all properties comply with NYC housing laws and building codes. Address violations promptly and represent buildings at administrative hearings when needed.
  • Staff Oversight: Supervise on-site staff including hiring, training, and disciplinary actions. Represent buildings in union-related matters, including 32BJ labor hearings and arbitrations.
  • Capital Projects: Manage capital improvements, major repairs, and renovation projects. Coordinate with contractors and consultants to ensure timely, on-budget completion.
  • Vendor & Contract Management: Collaborate with the Purchasing team to secure goods and services. Oversee vendor contracts and approve related invoices.
  • Board Relations: Attend and present at monthly board meetings. Provide updates on building operations, budgets, and project progress.
  • Budgeting & Financial Oversight: Prepare and manage annual operating budgets. Analyze financials and make recommendations to board members.
  • Resident Relations: Provide exceptional service to residents and handle inquiries, complaints, or emergencies with professionalism and care.
  • Other Duties: Support additional operational needs and special projects as required.

Qualifications
  • Education: Bachelor's degree preferred.
  • Experience: 4-6 years of NYC co-op/condo property management required.
  • Knowledge: In-depth understanding of NYC building codes, housing laws, maintenance protocols, and union contracts (especially 32BJ).
  • Technical Skills: Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
  • Soft Skills:
    • Strong organizational and time management abilities
    • Excellent communication and presentation skills
    • High emotional intelligence and conflict resolution capabilities
    • Proven ability to juggle multiple priorities


Determining compensation for this role (and others) at Vaco/Highspring depends upon a wide array of factors including but not limited to the individual's skill sets, experience and training, licensure and certifications, office location and other geographic considerations, as well as other business and organizational needs. With that said, as required by local law in geographies that require salary range disclosure, Vaco/Highspring notes the salary range for the role is noted in this job posting. The individual may also be eligible for discretionary bonuses, and can participate in medical, dental, and vision benefits as well as the company's 401(k) retirement plan.
