Position Summary

The Director of Business will lead the Business, Property and Finance Teams of the San Diego County Regional Office (SDRO) in operational excellence to support the Corps and Programs within SD County. This position also oversees the strategic implementation of the SDRO's business initiatives across SD County. This position will cultivate relationships with the Corps and Programs within the SDRO as well as with Southern California Divisional Headquarters Officers and Staff.

Essential Functions



  • The Director of Business works to implement the overall strategic and operational initiatives for The Salvation Army (TSA) in San Diego County and is responsible for leading the County's Business functions.
  • Provide leadership to TSA strategic planning process in the areas of Property and Finance and work to implement new strategic initiatives.
  • Provide oversight and coordination for a leadership team comprised of responsibilities in Special Projects, Business, Finance, Property. Partner with SoCal Divisional Staff to strengthen SD operational synergy and efficiency as appropriate.
  • Provide leadership and oversight for the development of key special project initiatives as they relate to operations in R.E. asset management, R.E. development projects, property management, and finance. Act as subject matter expert in public meetings and communications for R.E. programs and initiatives
  • Oversee transactions and processes for all new and existing leases, renewals and terminations for leased properties including leading contract negotiations and evaluating deals.
  • Review and present business cases as necessary to obtain transaction and project approval and meet compliance guidelines including needs analysis, market research and property due diligence.
  • Lead all aspects of large scale, development projects in San Diego County; includes the ongoing development and construction of The Rady Center/Centre City Corps project.
  • Oversee various projects and tasks with consultants, key labor, vendors, and service providers working on entitlement, development, energy/sustainability, and construction activities.
  • Provide process improvement opportunity recommendations to minimize risk exposure and improve execution.
  • Develop teams through coaching, continuous learning, technology, and support of local initiatives and strategies.
  • Monitor and enforce guidelines and policies related to safety, accounting, project management and risk management tools in coordination with local governing authorities.
  • Develop criteria used for the selection of external consultants, such as real estate service providers, external counsel, workplace specialists, space planners, valuation experts, architects, interior designers, project managers, facilities managers, and translation experts as well as management of and monitoring consultant performance to ensure compliance with contractual agreements.
  • Ensure clear understanding and alignment of key real estate strategic pillars. Develop and execute strategic real estate initiatives in support of County operations to maximize value and accommodate County needs for productive workplaces.
  • Implement long-range forecasting for existing footprint and scenarios for future footprint. Own strategic deliverables for initiatives/projects including strategic roadmaps, objectives, and opportunity analysis.
  • Manage project initiation and scope definition, prioritization of assignments, and adherence to business unit-driven priorities, commitments, and milestones.
  • Provide leadership to the team responsible for due diligence, financial and budget planning for the County, and support County executive team by offering insights and financial advice to enable strategic decision-making. Communicate and present critical financial/contract/business matters at staff meetings, board/council meetings, and in conjunction with DHQ department meetings as appropriate.
  • Develop long-term business plans and strategies based on County financial reports to minimize financial risk. Map sources and uses of funds at County level.
  • Perform other assignments/duties as assigned.



Pay Range: $140,000-190,000/yr

Working Conditions

Ability to walk, stand, bend, squat, climb, kneel, and twist on an intermittent or sometimes continuous basis. Ability to grasp, push, pull objects such as files, file cabinet drawers, and reach overhead. Ability to operate computer, fax, and telephone. Ability to lift up to 25 lbs.

Minimum Qualifications



  • Bachelor's degree in business, Real Estate, Finance, or related field required
  • Minimum 3-5 years of related experience.
  • Valid California driver's license
  • A criminal background check is required with certification for Protect the Mission policies and procedures.


Skills, Knowledge & Abilities



  • Master's degree in Business, Real Estate, Finance or related field preferred
  • Must be in good physical health and mental health, capable of meeting the demands of the position.
  • Ability to relate well and work effectively with multiple constituencies and audiences
  • Ability to maintain strict confidentiality for all sensitive matters and situations
  • Ability to prioritize work and multi-task simultaneous projects.
  • Excellent verbal and written skills

  • Ability to ensure all operations are working within contracts with various agencies
