Gorman & Company is seeking an experienced, highly skilled Property Manager to lead operations at Ruby Vista, our 98-unit LIHTC housing community in Denver, CO, which opened in May. In this role, you'll oversee all aspects of property operations, ensure compliance with affordable housing programs, foster a strong team culture, and create a thriving community for residents.

What You'll Do:
- Lead, mentor, and manage an on-site team focused on excellence and accountability.
- Maintain strong occupancy through relationship-building with prospective and current residents.
- Oversee leasing, compliance, and resident recertifications for LIHTC and other affordable housing programs.
- Drive financial performance through budget planning, expense control, and revenue optimization.
- Conduct unit inspections, manage maintenance coordination, and uphold property standards.
- Partner with community organizations to strengthen support and resources for residents.
- Build a vibrant resident culture by promoting events and activities that foster a sense of community.
What You Bring:
- 3+ years of property management experience, preferably in affordable housing (LIHTC experience strongly preferred).
- Strong leadership skills with the ability to coach and inspire a team.
- High level of professionalism, integrity, and customer service mindset.
- Experience with property management systems (RealPage preferred) and general computer proficiency.
- Knowledge of Fair Housing regulations and compliance standards.
- High school diploma or equivalent required; related coursework or certifications a plus.
