A Brief Overview
Maintains day-to-day responsibility for all property management activities, including but not limited to: property maintenance, vendor management, budgeting and reporting, Landlord/tenant relations, condition assessment and work order management. Ability to collaborate effectively with other departments and support services across the enterprise.

Summary

The Children's Hospital of Philadelphia is looking for an experienced individual to serve as Property Manager at the new Morgan Center for Research and Innovation. In this role, the Property Manager will provide day-to-day oversight of the 17-story, 350,000 square-foot facility which will significantly expand CHOP Research Institute's laboratory research capacity while creating synergies with clinical research activities conducted in the neighboring Roberts Center for Pediatric Research. The ideal candidate will excel in being part of a diverse team of professionals, be flexible and adaptable, and will be motivated by working with leaders and other stakeholders in a fast-paced environment. While the primary focus of the Property Manager will be the Morgan Center, the ideal candidate will be expected to support additional CHOP locations as needed.

What you will do

  • Oversee the management clinical/professional office buildings and related properties owned or leased by CHOP.
  • Ensure the properties are well-maintained and in compliance with safety and environmental regulations.
  • Supervise subcontractors on repairs, installations, grounds improvements, maintenance projects and partner with other facilities departments as needed.
  • Conduct regular property inspections to identify and address maintenance and safety issues. Mitigate potential risk.
  • Determine repairs or maintenance required to maintain CHOP standards and normal building/property conditions. Prepare condition assessment reports as required.
  • Manage Landlord/Tenant relationships, addressing concerns and ensuring lease agreements are upheld.
  • Support activities related to the operationalizing of new sites and decommissioning of sites targeted to be phased out.
  • Partner with Planning/Project/Business Leadership in the design and construction associated with new development activity and ongoing renovations.
  • Oversee/support property budgets and expense control.
  • Develop expense and capital budgets, if applicable, to ensure that properties operate within budget. Review monthly operating reports and reconcile variances to budget.
  • Engage with Supply Chain, Finance and & other stakeholders to negotiate and execute property management contracts for facility related services. Assess existing agreements for compliance to contracted services terms/conditions and adherence to CHOP service standards.
  • If applicable, coordinate conference center operations and resources.

Education Qualifications

  • Bachelor's Degree in Real Estate, Facilities, or Business or Healthcare related field of study - Required

Experience Qualifications

  • At least three (3) years Facilities or property management management experience - Required
  • Healthcare industry experience - Preferred

Skills and Abilities

  • Strong interpersonal and collaboration skills required. Ability to interact effectively with cross functional, diverse internal and external stakeholders. (Required proficiency)
  • Experience with monthly reporting, budgeting and contract administration. (Required proficiency)
  • Proficiency with Microsoft Office including Outlook, Word, Excel, PowerPoint and Teams. (Required proficiency)
  • Excellent verbal and written communications skills. (Required proficiency)
  • Knowledge of contract administration, work order management, budgeting and expense management, landlord/tenant relations, construction activities, preventative maintenance, security, health and safety and emergency procedures. (Preferred proficiency)

Licenses and Certifications

  • Certified Facility Manager (CFM) - International Facility Management Association (IFMA) - upon hire - Preferred
  • Facility Management Professional (FMP) - International Facility Management Association (IFMA) - upon hire - Preferred or
  • Real Estate License (Pennsylvania) - Pennsylvania State Licensing Board - upon hire - Preferred or
  • Master of Corporate Real Estate (MCR) - CoreNet Global - upon hire - Preferred or
  • Certified Commercial Investment Member (CCIM) - National Association of Realtors (NRA) - upon hire - Preferred or

Salary ranges are shown for full-time jobs. If you're working part-time, your pay will be adjusted accordingly.
