Pay: From $26.80 per hour Job description: The Pawtucket Housing Authority announces open, competitive examination for the position of Maintenance Aide. A written exam must be taken and passed to be considered for this position. SUMMARY The Maintenance Aide is a skilled position in which the incumbent performs basic tasks in such classifications as carpenter, plumber, HVAC, mason, and/or painter. The Maintenance Aide is also responsible for equipment maintenance including basic vehicle servicing of the PHAs entire fleet. SUPERVISION The Maintenance Aide is provided with direct supervision by either a Property Lead/Foreman or the Director of Operations. From time to time, a Maintenance Aide may be delegated supervisory duties for a crew of co-workers or may be asked to receive supervision from a Maintenance Mechanic who is not the Property Lead/Foreman. ESSENTIAL DUTIES AND RESPONSIBILITIES •Performs minor carpentry work including window and sliding door repair, replacement of locks, hanging of interior and exterior doors, repair or replacement of basic trim, cove or millwork, repair or replacement of bathroom and kitchen cabinets, and repair or replacement of interior floor tile. •Performs minor plumbing work including repair and replacement of faucet decks, repair, or replacement of flushometers, replacement of sinks and toilets, re-seating of toilets and replacement of wax rings, cleaning, and replacement of “P” traps, unplugging vertical and lateral waste lines, and minor repairs to valves such as repacking or washer replacement. •Cleans vacant units upon resident move-out or unit abandonment in preparation for the vacancy turnover process and cleans units ready for occupancy after completion of maintenance work. •Performs minor masonry work including repairs to sidewalks, paving, steps, and curbing. He/She will be required to repair or replace bathroom tile, regrout and seal tub surrounds to obtain a watertight enclosure. Replaces defective floor tiles. •Performs minor wall repair work including repairs to wall coverings and preparation for paint or wallpapering. •Performs snow-removal and de-icing at all Authority properties on an as needed basis either during regular work hours or after hours by authorization of the Director of Operations. •Inspects vacated units to determine repair requirements, materials required and estimated turnover time for review by the Executive Director and Director of Operations. •Performs Unit Preventive Maintenance Program (UPMP) visits as directed by the Executive Director. This visit is performed consistent with the UPMP procedures of the Authority. •Performs all routine and seasonal maintenance on Authority mowers, snow blowers and tractors and any other equipment owned by the PHA. Monitors the maintenance schedule for any authority vehicle (s) and notifies Director of Operations and recommend(s) all service needs of said equipment. Performs service when authorized has been given by the Director of Operations. SECONDARY JOB DUTIES •Places pest control traps for insects and vermin and applies off-the-shelf pesticides utilizing the Preventative Pest Management protocols. •Performs all assigned preventive maintenance duties on the mechanical system(s) including boilers and heating system(s). •May be assigned to perform other responsibilities as required by the Director of Operations, Executive Director or other Housing Authority personnel. ETHICAL STANDARDS AND PERFORMANCE CRITERIA •The Maintenance Aide will be evaluated on his/her ability to perform the task delegated to him/her in an efficient and timely manner, free from defect and waste of maintenance materials. •Excessive callbacks to redo or complete partial work will be considered poor performance. •Inability to complete unit turnover activities in a timely manner will be considered poor performance. Courtesy to residents and members of the general public is expected at all times. •The ability to follow directions in the form of oral instruction or written procedure and to work with other staff in a cooperative manner is essential to good performance. EDUCATIONAL LEVEL AND EXPERIENCE •Vocational or apprenticeship training in classified trades program as for painting it would require commercial painting and use of spray-painting equipment; or •Two years of experience performing tasks identical to those outlined in the section Essential Duties and Responsibilities. •Attend training and certification programs as required by the Housing Authority and successful completion of a maintenance management certification of the PHA choosing within the probationary period. EXPERIENCE IN RELATED FIELD •Vocational training Certification (i.e., Journeyman, apprentices training) in one of the work classifications listed in the Summary Section or •Two years of experience performing tasks identical to those in the section on Essential Duties and Responsibilities. KNOWLEDGE, SKILLS, AND ABILITIES •Ability to read and write at the level of a high school graduate. •Current and valid RI Driver’s License. •Ability to perform labor which requires reaching to full extension, bending at the waist and knees, lifting at least fifty pounds without assistance, and a sense of balance sufficient for standing on a ladder at least six feet in height for an extended time period. (New Hires may be required to take a medical exam after a job offer and prior to start of work at the Authority.) •Must be able to read blueprints, shop drawings, specifications, schematics, and technical documents and utilize such documents. •Skill and proficient with a wide range of hand tools and power equipment such as drills, wrenches, hammers, pliers, saws, threaders, plumbing snakes and the like. •Strong knowledge and ability to repair and maintain simple gas motors such as those on mowers and snow blowers. •Strong knowledge and ability to create, update and maintain preventative maintenance procedures for implementation and use by the maintenance department. •Knowledge of State and local codes and HUD’s Housing Quality Standards. PHYSICAL DEMANDS AND WORK ENVIRONMENT •Positions requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping, and making repetitive hand movement in the performance of daily duties. •The class also requires both near and far vision when inspecting work and operating assigned equipment. •The need to lift, carry and push tools, equipment and supplies weighing 25 pounds or more is also required. •Additionally, incumbents in this indoor/outdoor class work in all weather conditions including wet, hot, and cold. •Incumbents may use cleaning and lubricating chemicals, which may expose the employee to fumes, dust and air contaminants. •The nature of the work also requires incumbents to climb ladders, use power and noise producing tools and equipment, drive motorized vehicles, work in heavy vehicle traffic conditions, and often work with constant interruptions.
