Job Description:

The Lending Solutions Analyst performs all functions and duties involved with servicing and collection of delinquent real estate loans performing the following essential functions.

ESSENTIAL FUNCTIONS:

  • Communicate with customers by mail and personal phone calls to encourage payment of delinquent real estate accounts. Following guidelines set forth by investors and regulators.

  • Answer customer inquiries. Including dealing with difficult customer situations and resolving problems.

  • Prepare and submit all investor monthly reporting timely and accurately.

  • Review and analyze borrower financial statements and accounts per investor guidelines in an attempt to qualify borrowers for loss mitigation options set forth by the investors and insurers. Including forbearance, repayment plans, modifications, deferrals, partial claims, short sales, or deed-in-lieu of foreclosure

  • File claims with PMI, VA, FHA, Rural Housing, Freddie Mac, Fannie Mae and Federal Home Loan Bank (FHLB) for all applicable loss mitigation options.

  • Order and review property inspection reports for all real estate accounts as needed and required.

  • Order and monitor valuations of applicable properties at 120 days past due.

  • Monitor and maintain the Unapplied Report and Non-Accrual report.

  • Maintain knowledge of loan attributes and perform on-line maintenance necessary for servicing real estate loans including but not limited to payments, histories, payment reversals, modifications, automatic payments, restrictions, and end of month report coding.

  • Perform file maintenance and monitor loans protected under the Servicemembers Civil Relief Act.

  • Perform file maintenance to the DNA system for bad mail and address change when necessary.

  • Complete imaging of all customer correspondence and documentation.

  • Notify private mortgage companies of delinquent loans, and submit monthly delinquent reports

  • Responsible for Successor in Interest process, including preparing, tracking, and coding DNA systems

  • Monitor Line of Credit suspensions and cancellations.

  • Assist the Sr Lending Solutions Analyst with preservation of property for vacant real estate properties. Including reconciliation of the monthly billing to third party vendors.

  • Communicate effectively with team members and other stakeholders.

  • Prioritize and manage time effectively to meet deadlines.

  • Prepare files to be reviewed for foreclosure when all remediation attempts have been completed.

  • Review and process Consumer disputes received either by written request or E-Oscar submission.

  • Participate in meetings, workshops, and training sessions as needed to enhance skills and knowledge.

  • Collaborate with team members to brainstorm ideas, develop strategies, and implement solutions, improve processes and revise job instructions or checklists as needed.

  • Apply critical thinking skills to solve problems and prevent errors.

  • Receive bankruptcy notices for customers with real estate loans. Complete reaffirmation agreements and works with legal system to file bankruptcy plans.

  • Provide a "Wow" customer service experience for team members and customers.

  • Develop and maintain productive relationships with team members, leaders, customers, and vendors.

  • Prompt and reliable attendance is essential in order to provide expected levels of service.

  • Must comply with all Gate City Bank policies, procedures, and applicable laws and regulations.

  • Must be detail-oriented and maintain high degree of accuracy.

  • Ability to make decisions in a fast-paced environment.

EDUCATION AND EXPERIENCE:

Associate degree; 3 years of related experience; or equivalent combination of education and experience.

  • Strong oral and written communication skills.

  • Interpret and use data for decision making.
