Primary Purpose of Organizational Unit
UNC Real Estate Operations, including the UNC Property Office, manages real estate and property on behalf of the University, the Foundation, and the Endowment. These transactions include acquisitions and dispositions of real property by lease, purchase, sale, exchange, gift, easement or user agreement. The Property Office manages and leases office and retail properties owned by the Endowment and Foundation as well as residential rental properties owned by the State.
Position Summary
Hybrid: This position may be eligible for a hybrid work arrangement that may include a partially remote work location, consistent with System Office policy. UNC Chapel Hill employees are generally required to reside within a reasonable commuting distance of their assigned duty station.

The Property Manager is responsible for the full scope of property management functions for University leased spaces, both acquisitions and dispositions. The lease portfolio includes a combination of commercial office, retail and residential spaces. This position will have a significant client interface and be the front-line contact for any tenant issues related to the facility and is expected to have routine interactions with both University Facilities Services staff as well as private service provider's staff. This position enhances the Real Estate Operations Office ( REO)'s approach to be more proactive and less reactive to facility issues by developing short/mid/long range asset management plans for University-owned spaces. Soliciting bids for services such as janitorial, interior improvements, etc., and managing those providers and projects will fall under the scope of this position. In addition, this position will be responsible for managing all facets of UNC's ash garden, the Memorial Grove, managing a file storage facility, some administrative duties, and any other real estate related function at the discretion of the Executive Director of the Real Estate Operations Office. Position reports to the Executive Director of the REO Office.
Minimum Education and Experience Requirements
Bachelor's degree; or Associate's degree and two years of related experience; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.
Required Qualifications, Competencies, and Experience
-Experience with commercial and residential leasing, commercial and residential property/asset management; excellent communication skills, both oral and written; ability to build relationships, establish and foster collaboration and teamwork with internal University resources from various departments and across departmental lines.

-Strong organizational, management, and administrative skills are essential. Strong interpersonal skills are necessary to successfully work with various individuals and to establish effective working relationships. Ability to deal tactfully and successfully when dealing with stressful, time sensitive situations.

-Ability to work with a high-level of independence with attention to detail and accuracy. The position requires excellent organizational and time management skills, including the ability to handle multiple responsibilities simultaneously.

-Proficiency in Microsoft Office (Word, Excel and Outlook).

-Ability to be on call for emergency situations.
Preferred Qualifications, Competencies, and Experience
* Professional designation, or desire and ability to obtain professional designation, in the real estate or related industry is preferable ( CCIM, SPA, AICP, RPA, etc.).

* Familiar with general construction work as it pertains to tenant improvements in leased spaces and general facility maintenance work.

* Knowledge of University structure, general procedures and protocol is a plus.
