About the Job

Supervises the repair and maintenance of facilities and equipment, as well as the custodial operations, within a geographic District of the Twin Cities campus. This includes supervising a District pool of mechanics, trades and custodial employees by providing leadership, technical expertise, planning, layout, assignments and monitoring work. Plans, schedules and monitors crew work and contract service providers. Maintains/updates automated maintenance work order system. Inspects work in progress. Responsible for safety and other relevant training. Responsible for coaching and performance management of maintenance and custodial employees.

Location and Work environment: On campus Monday - Friday, work in the field 70% and in an office setting 30%.

Primary Responsibilities:

  • Provides direct supervision of a team of Custodians, Building Trades and/or Mechanics, including work assignments, designating roles (i.e. foremen, general foremen, etc.)
  • Provides direct supervision of a team of Building Trades and/or Mechanics, and custodians.
  • Works in coordination with the Team Leader to ensure delivery of FM services on 2nd shift. Serves a lead supervisor for District on 2nd and or 3rd shifts.
  • Plans, schedules and manages complex building maintenance, operation, repair and custodial activities in the assigned area.
  • Communicates organizational messages to front line staff.
  • Inspects complex equipment and facilities and determines maintenance, repair and cleaning needs.
  • Determines appropriate personnel for work assignments.
  • Responsible for timely completion of work in the assigned area and ensures customer satisfaction, and provides feedback to line staff regarding performance.
  • Performs quarterly and annual performance reviews of line staff. Understands and manages employees per appropriate Union contracts.
  • Monitors and enforces departmental and University policies and procedures including uniform, attendance and employee conduct policies.
  • Approves vacation and sick leave requests of direct reports. Ensures staff follows University safety standards.
  • Ensures staff follows University safety standards by conducting monthly safety meetings, monitoring line staff for safe work practices (confined space, lock out/tag out) and program compliance, and maintaining up-to-date safety manuals and MSDS documentation.
  • Meets regularly with Team Leaders to ensure their staff is meeting or exceeding expectations. Manages line staff Kronos time card entry and approval.
  • Responsible for key security and inventory within crew.
  • Responds to building emergencies as needed (including participation in off hours on-call rotation).
  • Uses computer software including Microsoft Office suite (Word & Excel) and management reporting systems (i.e. Google, Tririga, Kronos) to maintain data and generate reports.
  • Provides line staff with training on building control systems, current cleaning methods and use of Kronos and Tririga.
  • Manages procurement of parts, tools and equipment for work team in coordination with U Market personnel.
  • This job may be designated as essential.

Qualifications

Required

  • BA/BS with at least 5 years of experience or a combination of related education and work experience to equal nine years.

Preferred

  • Relevant experience in building maintenance and operations includes planning and scheduling complex mechanical system repairs and upgrades, planning and scheduling mechanical system preventative maintenance for multiple facilities, planning and scheduling mechanical system repair and preventative maintenance inspections, and extensive knowledge and experience with building controls and building automation systems (preferably in a unionized setting).
  • Experience working as a maintenance mechanic or building operation trade worker
  • Two years of experience leading or supervising building maintenance work.

FM is responsible for all buildings, grounds and the energy management needs of the University of Minnesota Twin Cities campus. FM's responsibilities include over 25 million square feet in more than 280 buildings across 1200 acres in the Twin Cities.

Pay and Benefits

Pay Range: $36.05 - $40.87 per hour; depending on education/qualifications/experience
