General Job Description Position Overview IES Residential is seeking a Pre-Construction Specialist to join our team. The Pre-Construction Specialist is responsible for supporting pre-construction operations through project coordination, document management, scheduling assistance, and communication with internal teams, customers, vendors, and subcontractors. This role plays a critical part in ensuring projects are properly organized and prepared prior to construction start. Primary Responsibilities Assist with all phases of the pre-construction process from project initiation through handoff to operations. Review project documents, plans, specifications, and related materials for completeness and accuracy. Coordinate with estimating, purchasing, operations, and project management teams to support project readiness. Prepare and maintain project files, schedules, reports, and documentation. Assist in tracking project timelines, deliverables, approvals, and material requirements. Communicate with customers, vendors, subcontractors, and internal departments regarding project updates and requirements. Support permit processing, contract documentation, and project setup activities. Maintain accurate records and ensure all required documentation is completed and properly filed. Identify and communicate potential project issues, delays, or discrepancies to management. Participate in project meetings and provide administrative and operational support as needed. Contribute to process improvements and operational efficiency initiatives. Maintain professionalism and always provide excellent customer service. Perform additional duties as assigned. Minimum Education None Minimum Years of Experience 2-4 Specific Qualifications Required Skills and Abilities Strong organizational and multitasking abilities. Excellent verbal, written, and interpersonal communication skills. Strong attention to detail and problem-solving skills. Ability to manage multiple priorities in a fast-paced environment. Basic understanding of construction processes, project coordination, and scheduling preferred. Ability to interpret construction documents and specifications preferred. Proficiency in Microsoft Office Suite and construction/project management software. Ability to work independently and collaboratively within a team environment. Strong customer service and relationship-building skills. Ability to maintain confidentiality and professionalism. Ability to pass pre-employment screenings such as background and motor vehicle record checks. English speaking, reading, and writing preferred, and required where necessary to perform job duties. Education/Experience High school diploma or GED required; associate or bachelor's degree in construction management, Business, or related field preferred. Previous experience in construction administration, project coordination, pre-construction, or related field preferred. Residential construction industry experience preferred. Relevant industry certifications or licenses preferred, and required where necessary to perform job duties. Physical Requirements Travel as required to support project and operational needs. Ability to work overtime, modified schedules, or occasional weekends as business needs require. Work in a typical office environment, sitting at a desk and performing prolonged computer work, with occasional standing, walking, bending, and reaching. Maintain dependable transportation and consistent, reliable attendance to meet customer service and operational needs. Ability to exercise sound judgment and make independent decisions within established company policies and procedures. Communicate in person, by phone, and electronically, including on a tablet, smartphone, and other office technology. Perform all work on-site and in person; this is not a remote or hybrid position. Lift, carry, push, and pull at least 25 pounds. This position is not eligible for visa sponsorship or work authorization support.
