| Primary Purpose of Organizational Unit |
Building Services provide full maintenance and repair services for all
UNC facilities and ensure the proper operation of those facilities in support of the
UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance,
EMCS, Facilities Operations Support, Housing Support,
HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling.
The Refrigeration shop is a unit of Building Services that installs, operates, maintains, and improves DX systems, environmental chambers, process chillers, water coolers, freezers, refrigerated air dryers, window air conditioners, refrigerated scientific and food service equipment, and boilers. These diverse systems serve a variety of facilities including classrooms, auditoriums, offices, kitchen/dining areas, parking decks, arenas/athletic venues, laboratories, clinics, surgery suites, clean rooms, data centers, museums/repositories, and vivariums. These customers depend on the Refrigeration shop to achieve UNC's many missions. |
| Position Summary |
A SIGN-ON BONUS OF $5,639 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN TWO INSTALLMENTS WITHIN 12 MONTHS OF HIRE: $2,819.50 WITHIN 30 DAYS OF HIRE DATE AND $2,819.50 (12) MONTHS AFTER HIRE DATE.
The
HVAC Training & Safety Officer is responsible for developing and delivering safety and technical training for personnel working with heating, air conditioning, ventilation, refrigeration, controls, and related systems. Creates lesson plans, training materials, and schedules, and provides hands-on instruction emphasizing safe work practices, hazard recognition, compliance requirements, and proper use of safety equipment. Monitors, inspects, and maintains safety equipment; maintains training records; evaluates progress; and promotes professional development, troubleshooting, problem solving, and effective communication skills.
In addition to training and safety responsibilities, the position performs preventive, predictive, and reactive maintenance on complex refrigeration equipment supporting an intensive biotechnology/life sciences research and health care campus. Systems supported include direct expansion (DX) units, environmental chambers, walk-in coolers and freezers, air dryers, ice machines, packaged units, computer room air conditioning (
CRAC) units, dehumidification systems, refrigerated scientific equipment, ultra-low and cryogenic equipment, small chillers, and hot water and steam boiler systems.
HVAC maintenance duties include troubleshooting complex control circuits; replacing compressors; repairing refrigerant leaks; replacing fan and blower motors; repairing and replacing refrigeration, mechanical, and electrical controls; and maintaining
EPA refrigerant management logs. Additional responsibilities include maintaining and repairing complex boiler systems, calibrating boilers for efficient operation, and preparing boiler systems for state inspections. The position also performs selected equipment replacements and installations and may support construction and renovation projects by reviewing work and providing written comments regarding compliance with plans, specifications, codes, and established guidelines.
Must possess a valid North Carolina Driver's License or have the ability to obtain one prior to hire date. Requires
EPA 608 universal refrigerant certification. |
| Minimum Education and Experience Requirements |
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis. |
| Management Preferences |
-Ability to troubleshoot and repair mechanical systems, including large direct expansion (DX) and refrigeration equipment.
-Demonstrated ability to read, interpret, and apply mechanical diagrams, electrical schematics, and blueprints.
-Experience with
HVAC service and installation, including diagnostics, repairs, and installing or replacing equipment.
-Knowledge of and experience using safety procedures and equipment specific to
HVAC service and installation.
-Ability to employ a variety of instructional techniques. |
| Required Licenses/Certifications |
Must possess a valid North Carolina Driver's License or have the ability to obtain one prior to hire date. Requires

| Special Physical/Mental Requirements |
-Ability to move objects weighing up to 65 lbs., and large equipment with hand trucks or general material handling equipment.
-Ability to work from ladders for extended periods of time, work outside during adverse weather conditions, and wear a respirator and other required Personal Protective Equipment (
PPE) such as safety shoes, eye protection, and arc flash safety gear.
-Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions, including but not limited to a public health emergency, may require the University to close.
-Ability to serve on-call duty on a rotating basis including nights, weekends, and holidays. While on call, this position will be responsible for more equipment. |

**ELIGIBILITY FOR SIGN-ON BONUS
The selected candidate for this position may be eligible for a sign-on bonus. Qualified applicants must apply and be selected from the candidate pool of this posting and meet the State policy following requirements:
To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.
A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
