Additional Schedule Information
The normal work schedule for this position is Monday through Friday. However, special event coverage is required as needed, including football gamedays and other significant campus, or Georgia Center events outside M-F. 8:00AM-4:30PM
This position is classified as an essential employee and plays a role in severe weather preparedness and response activities.
The role also carries after-hours responsibilities, including oversight, management, and coordination of facility-related emergencies. Personnel assigned to the on-call rotation would report directly to this position, the position would be expected to assist with emergency response, decision-making, and resource coordination as situations arise. Holiday, weekend, and after-hours availability should be expected at times to support the continuous operation of the Georgia Center and its guests.

Minimum Qualifications
Bachelor's degree in a related field or equivalent and 8 years of professional experience
Preferred Qualifications
Associate's degree (AA) or equivalent from two-year College or technical school and
a minimum of seven years related experience and/or trade school training. Or
equivalent combination of education and experience. Bachelor's degree (BA/BS)
from a four-year College or University preferred.
Preferred certification in one or more of the following: HVAC, electrical, mechanical,
HVAC and refrigeration systems, process controls, mechanical power transmissions,
painting, plumbing, carpentry, or engine repair. Certifications/licenses
are not required.
Position Summary
This position serves as the lead for the day-to-day facilities maintenance needs as well as project oversight for capital improvement projects. This position will work directly with the Georgia Center's Assistant Director of Facilities Management, in conjunction with the Office of the University Architects as well as the Facilities Management Division. Communications with internal clients, especially Hotel, Sales and Event Management, and Food & Beverage, on any facilities items that may impact the customer experience are crucial.
Fair distribution of workload along with leadership and guidance of the Facilities Maintenance team will be essential to the health of the department. Creation of a collaborative and supportive work environment allows the facilities team to grow with on-the-job skills development.
Knowledge, Skills, Abilities and/or Competencies
1. Management

a. Experience with management of a large facility.
b. Ability to manage multiple design/construction projects at one time.
c. Ability to lead maintenance staff, FMD tradesman, contractors, and sub-contractors.
2. Technical/Institutional Knowledge
a. Knowledge of building maintenance processes, environmental/safety regulations & best practices, compliance regulations.
b. Extensive knowledge and experience in construction and maintaining commercial buildings, understanding of the basic principles of architectural & MEP engineering drawings, cost estimating, scheduling, electrical, plumbing, HVAC (Steam, heat exchange, chill water systems, pumps, heated water: HVAC heat exchangers, DHWG), locks (Assa Abloy & Armstrong SAGE systems), basic carpentry, and other general maintenance work related to maintenance and repair of the Georgia Center along with simple construction and fabrication tasks.
c. Ability to diagnose malfunctions and defects in mechanical and similar equipment and to determine adequate corrective measures.
d. Preventive maintenance planning, schedules, in a proactive method.
e. Experience working with OUA, FMD and outside contractors.
f. Ability to make decisions related to repairs or emergency are expected in this position.
g. Knowledge of Procurement rules and regulations.
h. Computer Skills including Microsoft Office Suite, Fire Alarm Monitoring Systems, HVAC Monitoring Systems, CAD systems, etc.

a. Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to effectively present information.
b. Manage working relationships with contractors, engineers and others as needed.

4. Education
a. Certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.

Perform trade work & assist in the acquisition and supervision of trades for building maintenance. Inspect and evaluate building utilities, equipment, and infrastructure to determine necessary repairs and maintenance
1. Review/Assign/Monitor/Evaluate trade work related to in-house construction items.
2. Trade work abilities includes minor: electrical, plumbing, HVAC, painting, carpentry, roofing repairs, hardware installation, and basic masonry skills.
3. Identify projects that need outside assistance from FMD or non- UGA trades for completion of more complex repairs and perform regular monitoring of building infrastructure.
4. Notify Facilities Management, of FMD work orders, necessary for repairs and/or replacement.
5. Investigate and repair, or recommend methods of repairs, for issues that arise.
